Clogging up mall areas and compromising other shopper utility can easily compromise long-term value for a relatively short-term gain.

Sierra Balmain has a different approach, in which we actively seek to achieve the right balance to both maximise revenue and achieve longer leases. We are being able to maximise revenue from short-term leased units by placing fewer traders in optimal places at a higher rent. Our results can confirm this.

Our debt recovery processes aim to wipe out the payment backlogs and the management of cash flows in order to considerably shorten  the cycle of unpaid invoices. Development, Project Management, Design and Engineering

Sierra Balmain provides the project management of a tenant’s fit-out, be it retail, office or industrial.

Tenancy coordination involves ensuring that the completion of the fit-out meets or exceeds the agreed vision of the owner and key stakeholders.

Through our tenancy coordination service, we ensure that tenants manage their works with a strict adherence to planning, timing and quality. Our team is highly experienced providing a fully integrated and hands-on approach that respects the needs of the client at every level.

Sierra Balmain ensures that our tenants are in and paying rent as soon as possible and encourage facades and interiors to be.

Project & technical services

Tenancy Fitout and Coordination

On handover to the retailer our on-site team make sure each unit is prepared and complies with the specifications in the lease. Tenant fit out plans are approved, we supervise tenant’s works and manage delivery of tenant’s contractor insurance and on completion, delivery of as-built documentation and ensure compliance with all safety regulations of the building. Sierra Balmain also assist in building permit procedures, occupancy permits, tenant relocations, change of use procedures and signage management. When we are active within any unit we ensure that all installations are as environmentally efficient as possible, including those that the occupier is responsible for.
